

Well this has been a different experience! We have built many individual homes in the past but never connected homes. A townhouse by definition, is a single family home of multiple levels connected to another home. there were some different design elements to consider from the layout to the privacy factor (front/ back and interior noise factor). A soundproof firewall was installed on the interior walls between the houses, as well as a divider on the front porch, back patio and a fence a the grass median.
These townhouses have been designated for over 55 living, as this town had a need for this type of housing. The original plan was to have a 2 br 1 1/2 bath single level units (which was my preference). The town asked that we incorporate a garage into the plan, which made the units 2 level 3 br 2 1/2 bath with all bedrooms upstairs.
We have been undecided whether to rent or sell these units. As we near the finish of the first unit I think we have agreed to sell them. It was difficult from a design perspective, not knowing if I was designing the interior finishes to sell or to rent. If I’m designing to sell I try to put some extra special design details and higher end finishes. So in this case I went with a couple of special finishes on the main level with an upgrade to designer quartz in the kitchen, as I do find that buyers tend to really get excited about counter tops. Me too!!! Also added one feature wall in entrance, hardwood throughout the first level and primary suite, and finally, a cable railing detail on the main level.
